From full duty to what you pay

Up to 600,000 there is no duty. From 600,001 to 750,000 you pay a share of full duty that rises with the price. Above 750,000 you pay full duty.

How fast the concession runs out

Between 600,000 and 750,000 the duty climbs steeply, from nothing to full duty. By 750,000 the concession is already worth nothing, so there is no further jump above it.

About this calculator

Purpose. To estimate the Victorian land transfer duty an eligible first home buyer pays after the first home buyer exemption or concession, the registration fees at settlement, and whether the 10,000 First Home Owner Grant could apply to a new home.

Assumptions and why we chose them. You can change every assumption above that is not a statutory rate.

  • 2026-27 State Revenue Office thresholds: no duty to 600,000, a sliding scale to 750,000 worked out as full duty multiplied by (value less 600,000) divided by 150,000, and full duty above 750,000. Rates in force at . The SRO publishes its own scale, so its figure can differ by a few dollars.
  • Full duty uses the general rates, or the rates for a home you live in where the value is 550,000 or less, because a first home buyer also meets the residence condition for those rates.
  • Land Use Victoria fees from 1 July 2026 for electronic lodgement: transfer 104.30 plus 2.34 for each whole 1,000 of value, capped at 3,614; mortgage 129.20.
  • The example opens with a 650,000 established home and a 10% deposit, a common first home deposit. Change both to your own figures.
  • The First Home Owner Grant is shown as 10,000 for a new home valued at 750,000 or less. It is paid as cash and does not reduce the duty.

Limitations and their effect.

  • It does not decide whether you are eligible. The State Revenue Office decides that, and a buyer or partner who has owned property before can remove the concession for everyone.
  • It does not apply the off-the-plan concession, which reduces the dutiable value first and could bring you under a threshold, or pensioner concessions and the first home owner with family exemption, which may give a better result.
  • It does not cover shared equity arrangements, buying part of a property, trusts or companies (which cannot claim the concession), or house and land packages with a separate building contract, which may be assessed on the combined value.
  • If you do not meet the residence requirement, the SRO can reassess the full duty with interest. This page assumes you meet it.
