What you pay at settlement
Duty is paid to the State Revenue Office. Registration fees are paid to Land Use Victoria, usually through your conveyancer.

What changes for you
The same purchase as a home and as an investment
The concession for a home you live in only applies up to a dutiable value of 550,000. Above that, both columns are the same.
How duty moves with the price
Duty rises in steps. Between 960,001 and 2,000,000 the general rate is 5.5% of the whole value, so duty jumps just above 960,000.

About this calculator
Purpose. To estimate the Victorian land transfer duty (stamp duty), any foreign purchaser additional duty and the Land Use Victoria registration fees on a straightforward residential purchase, so you can see the cash needed at settlement.
Assumptions and why we chose them. You can change every assumption above that is not a statutory rate.
- 2026-27 State Revenue Office general and principal place of residence duty rates, and the 8% foreign purchaser additional duty, as in force at .
- Land Use Victoria fees from 1 July 2026 for electronic lodgement: transfer 104.30 plus 2.34 for each whole 1,000 of value, capped at 3,614 and rounded up to the dollar; mortgage 129.20. Paper lodgement costs slightly more.
- The example opens with a 650,000 investment purchase and a 20% deposit, used only to show the cash needed at settlement. Change both to your own figures.
- The home you live in concession is applied only when you choose that use and the value is 550,000 or less, because it stops entirely above that.
Limitations and their effect.
- It does not apply the off-the-plan concession, pensioner concessions, the first home buyer exemption (see the first home buyer calculator), family or spouse transfers, farm concessions, or corporate relief. Each of these can reduce the duty.
- It does not decide whether you are a foreign purchaser, or apply landholder duty, sub-sale, nomination or economic entitlement rules, or the commercial and industrial property tax reform. These can increase the duty or change who pays it.
- A vacant block bought with a separate building contract may be assessed on the combined value, which would increase the duty shown.
- It shows the duty only. Land tax, the vacant residential land tax, conveyancing fees, lender fees and adjustments for rates are not included.
